NIFSpain

Buying Spanish property through your company

When a foreign company buys property in Spain it needs a NIF to sign the deed, settle the taxes and register the asset in its name. We obtain it remotely and in advance, so the transaction is never the thing that stalls.

Where the NIF is required

  • Signing the deed (escritura) in front of a notary
  • Paying transfer tax or VAT on the acquisition
  • Registering the property in the company's name
  • Connecting utilities and settling local taxes

Secured before completion

We register the company NIF under a power of attorney ahead of completion, so the notary appointment and the conveyancing keep to schedule and nothing slips.

In Spain

Sorting the buy property as a company in Spain means dealing with Agencia Tributaria (Spanish Tax Agency) and its limited appointments. We monitor the system daily and handle the paperwork for residents from Alicante and Alicante.

Frequently asked questions

No. A notary will not sign the deed over to a company that does not yet hold a NIF.

As early as you can — ideally before signing the reservation contract, so there is no risk of a hold-up at completion.
